Local Housing Market Trends. Good News!

Reports released show favorable reports for our local housing market.

For only the second time this year, monthly home sales outpaced last year. According to the Indiana Real Estate Markets Report released by Indiana’s REALTORS®, 583 more homes sold statewide in September than in September of 2013. That is a 9.1 percent increase.

keysAnd, September median home sales prices rose by 3.6 percent, with the median sale price of $128,000, and the average of $152,146 with a 3.8 percent increase.

Here’s the comparison of September 2013 and 2014:

  • The number of pending home sales increased 12.7 percent to 6,210
  • The percent of original list price received increased 1.7 percent to 93.9 percent
  • The number of new listings increased 4.0 percent to 9,922
  • The inventory of homes for sale decreased 2.2 percent to 44,799

“It’s the second time this year that monthly home sales beat last year, but the first time they’ve done so in a meaningful measure,” said Kevin Eastridge, 2014 President of the Indiana Association of REALTORS®. “Prices continued to gain traction and local markets across the state seem to be back on the recovery track after a brief pause.

“The departure of investors from the scene should benefit first-time homebuyers, but student debt and sluggish wage growth have slowed that transition,” continued Eastridge. “The economy is growing, but it’s growing at a slower pace than desired. Thankfully, inflation remains tame.”‘

Open Houses This Weekend: You Really Have to Be There!

How many of you have ordered a pair of shoes, sunglasses, t-shirt, etc from a very reputable online store only to find that it didn’t quite openhousesbethfit or wasn’t exactly what you had imagined.  The same can be said for house shopping.  Pictures and videos are a great way to get an idea of how a house looks but until you see it in person you can never fully appreciate all that it has to offer or how you “fit” into the home.  Often times people will overlook a house based simply upon the pictures taken and the accompanying description but the truth is it could have been a dark cloudy day when the photos were snapped and the description could be just a generic write up.  Unless the overall structure is not what you are looking for I suggest the only way to rule out a home is to go see it and the best way to get the full vibe is by attending the open house.

This Sunday (the first Sunday in Spring) is the perfect time to get a jump start on open houses by visiting all 3 of the open houses hosted by Beth Guthrie Realty.  Not only will you be able to be able to see what these houses have to offer but all 3 of these homes are breath-taking and offer a unique quality.

The Top 5 Reasons You Won’t Want to Miss This Open House

kim1 Beth Guthrie Realty is holding an open house this Sunday from 12:00-2:00 at 920 Kimlough Circle in Indianapolis.  And while I could list countless reasons why you should definitely not miss seeing this beautiful one of a kind home I have narrowed my list down to three!

*First off the house is beautiful… and not that standard, cookie cutter beauty but the kind of charm that only comes with fine craftsmanship, unique wood working, and great attention to detail.  From the stylish kitchen cabinets to the elegant fireplace this home accommodates all types of styles.

*The next most notable thing about this home is its location.  Not only just the geographical location of in the desirable subdivision of Windcombe but also in the fact that it is situated in a cul-de-sac which means very low traffic.kim2  This is ideal with kids or pets in the house.  In accordance with location it is also in the Washington school district!

*Last but not least is the affordability for a house of this size and quality.  Homes like these are selling for much more in similar areas and chances are when spring finally (hopefully) rolls around this house won’t last long on the market.

So come out and take a look around yourself and you will be able to then fully appreciate all that this house has to offer! We look forward to seeing you there!

Is It the Little Things or Big Things That Matter In a Home? With This One You Don’t Have to Choose

apple1 In some houses that don’t have a great deal of space or drawl they will try to appeal to the small things in a home, the intricate details that help build character and charm.  Yet other houses will boast about space and the big picture when they are somewhat lacking in the little details.  The great thing about this Fishers home is that you don’t have to choose because it encompasses both aspects of a home.  When it comes to the big picture items this house has amazing curb appeal and a beautiful entry way.  All 3 of the large bedrooms boast a walk-in closet plus the master bedroom has a sitting area, garden tub, and dual sinks.  With the open concept living area, huge eat-in kitchen, and large garage with extra storage all of the big ticket items are accounted for.

apple2The little details are very prevalent in the home as well.  From the updated new tile floor, the beautiful backsplash in the kitchen, and the details in the landscaping every inch of the home has been well designed and cared for.  Plus being in a family friendly neighborhood that is close to shopping, restaurants, and entertainment and in the top rated HSE school district also make this house a must see!

Tips For Getting a Jump Start on Spring Cleaning

Although I certainly can’t say I look forward to cleaning, I am in fact looking forward to spring and with these tips I am hoping to have a more organized home before the first flowers bloom.  These are some of my favorite sure fire tips and tricks to keeping your house in order and cleaner.

cleaningproductsThe first tip is if you ever see any over the door plastic shoe racks on sale definitely buy them.  They can be used in almost every room of the house to help keep things in order.  For example, hang one in your laundry room or garage to help organize your cleaning products, in your childs room to hold arts and craft supplies, or in your pantry to help keep packets and snacks straight.  These are particularly useful since you can see all of the contents just by glancing at them.potsandpans

Tension rods are another handy tool to use while trying to organize.  You can extend these under the bathroom sink to hang spray bottles of cleaner or use in your kitchen cabinet with hooks to hang your pots and pans for easy use.

A shelf above the bathroom door provides added storage. Last but not least we can all use extra shelf space regardless of what room and one space that seems to always go unused is that right above the door.  An extra space above the door in the bathroom is especially handy for storing guest towels.
