Local Housing Market Trends. Good News!

Reports released show favorable reports for our local housing market.

For only the second time this year, monthly home sales outpaced last year. According to the Indiana Real Estate Markets Report released by Indiana’s REALTORS®, 583 more homes sold statewide in September than in September of 2013. That is a 9.1 percent increase.

keysAnd, September median home sales prices rose by 3.6 percent, with the median sale price of $128,000, and the average of $152,146 with a 3.8 percent increase.

Here’s the comparison of September 2013 and 2014:

  • The number of pending home sales increased 12.7 percent to 6,210
  • The percent of original list price received increased 1.7 percent to 93.9 percent
  • The number of new listings increased 4.0 percent to 9,922
  • The inventory of homes for sale decreased 2.2 percent to 44,799

“It’s the second time this year that monthly home sales beat last year, but the first time they’ve done so in a meaningful measure,” said Kevin Eastridge, 2014 President of the Indiana Association of REALTORS®. “Prices continued to gain traction and local markets across the state seem to be back on the recovery track after a brief pause.

“The departure of investors from the scene should benefit first-time homebuyers, but student debt and sluggish wage growth have slowed that transition,” continued Eastridge. “The economy is growing, but it’s growing at a slower pace than desired. Thankfully, inflation remains tame.”‘

Pre-Qualification. It’s the First Step.

Pre-qualification is one of the smartest things you can do to help your home buying process run smoothly.

Getting pre-qualified is quick, easy and free. It gives you an estimate in advance of what loan amount you will be able to borrow and determine the loan type that’s right for you. Pre-qualification can even be done online. The lender will review your finances and estimate the amount of loan for which you may qualify. This pre-qualification is not guaranteed or considered to be any type of loan commitment…it’s simply a tool for you to know your borrowing power.

In addition, loan guarantees are offered on a variety of government sponsored mortgage programs and enable mortgage lenders to provide USDA mortgages. What is a USDA home loan? Well, this type of loan assists borrowers who would not traditionally be able to get approved. This loan means zero money down allowing financing up to 100% of the home’s value. USDA loans also provide very competitive fixed interest rates (never an adjustable rate mortgage) and affordable 30-year loan terms. This fixed rate guarantees that your monthly mortgage payments will never increase with a USDA home loan. The only fee associated the USDA rural housing program is a small, one-time funding fee.

So, all this being said, pre-qualification before you shop allows you to budget early on, and set your expectations on what you can afford…and what you might need to get out of your current home if you’re selling too. Once you create your budget and know about how much of a monthly house payment you can comfortably afford, your new home search will be more efficient. Knowing which homes are in your price range and the loan type you will need will save you time and allow your home buying expectations to be met.

Need 1.. Make 2… Recipes That Are Perfect for Storing or Sharing

With many recipes you need a dash of this spice, maybe half a cup of this, a tablespoon of that and by the end you have a lot of leftover ingredients freezermealsthat will inevitably go bad.  Why not the next time you are whipping up something delicious in the kitchen go ahead and double the recipe.  The amount of time you are adding to your task is almost non-noticeable but the result will be.  Below are some of my favorite meals that you can either freeze for later or bring to your elderly neighbor, cousin who just had a baby, or your child’s teacher.  I’ve even frozen meals in advance to give to people… so often during funerals, births, etc many people bring meals to a family, to the point they end up wasting food.  Bringing a home cooked meal that’s frozen allows them to use it when they actually need it.  I’d love to hear some of your favorite, easy to store meals.!

* Chicken Potpie Bowls: This one I will make in small, aluminum foil bowls that come packaged with lids. By using dishes that are disposable it takes the pressure off of the meal recipient to wash and return the dishware.

* Lasagna Primavera: This recipe is one of my favorites because even after pulling it out of the freezer and cooking it the ingredients and vegetables still taste fresh!

* Grown Up Prosciutto and Cheddar Pockets: This is the perfect take on the “hot-pocket” but with real wholesome ingredients.  This is ideal to make if you or a friend is a busy mom to keep stored in the freezer for a quick lunch or dinner.

* Breakfast Burritos: Having a healthy, frozen breakfast is a working moms best friend!

Open Houses This Weekend: You Really Have to Be There!

How many of you have ordered a pair of shoes, sunglasses, t-shirt, etc from a very reputable online store only to find that it didn’t quite openhousesbethfit or wasn’t exactly what you had imagined.  The same can be said for house shopping.  Pictures and videos are a great way to get an idea of how a house looks but until you see it in person you can never fully appreciate all that it has to offer or how you “fit” into the home.  Often times people will overlook a house based simply upon the pictures taken and the accompanying description but the truth is it could have been a dark cloudy day when the photos were snapped and the description could be just a generic write up.  Unless the overall structure is not what you are looking for I suggest the only way to rule out a home is to go see it and the best way to get the full vibe is by attending the open house.

This Sunday (the first Sunday in Spring) is the perfect time to get a jump start on open houses by visiting all 3 of the open houses hosted by Beth Guthrie Realty.  Not only will you be able to be able to see what these houses have to offer but all 3 of these homes are breath-taking and offer a unique quality.

* The first open house will take place from 12-2 at 1936 Heathrow Drive in Columbus IN.  This beautiful lakefront home is spacious and luxurious.  If offers all of the amenities of a 5 star hotel with the homey feel that we all crave.
